What to ask, and why
How do I know if a loss is beyond a restorer's scope?
Chemical spills and hazmat releases need licensed environmental contractors; restoration companies generally take on water, fire, smoke, and storm damage to the building. Ask a provider to say plainly what it won't do.
Can operations continue?
Often in part. Ask how work zones will be separated so unaffected areas keep running.
How will equipment and inventory be protected?
Ask for a plan that identifies what's moved, covered, or isolated before cleanup begins.
Will the bill be clear enough for our insurer?
Ask for photos, moisture records, equipment logs, and an itemized Xactimate estimate.
Who repairs the building afterward?
Some restoration companies rebuild after cleanup and others hand repairs to a separate contractor. Ask who is responsible for each stage and get it in writing.
