A corridor with two generations of buildings
Aurora is a large city that reaches into Adams, Arapahoe and Douglas counties. Its northern part, roughly north of Colfax Avenue and along I-70, has industrial and commercial land that developed over several decades. Closer to I-225 and the older parts of the city there are mid-century industrial buildings, warehouses and service businesses. Farther east, toward the airport, newer logistics, distribution and data-related buildings have gone up on open land.
Older buildings near the western end of the corridor share the issues of other mid-century industrial stock: mixed additions, older roofing, and materials that may need testing before demolition. Newer buildings farther east raise scale and exposure questions similar to those in the Henderson area, with very large footprints, tall racking and open ground that leaves roofs exposed to wind and hail.
Some properties along this corridor house sensitive equipment, such as electronics, cold storage or data equipment. For those, protecting equipment from water and fine soot can matter more than the building finishes.
Sorting out jurisdiction and priorities
- IfYou are unsure whether the property is in Aurora, Denver or unincorporated county landThenCheck the parcel with the county assessor before applying for any permit; boundaries in this area are irregular.
- IfThe building houses cold storageThenA power or refrigeration failure during a loss can become a product loss quickly. Plan backup power and product transfer as part of the response.
- IfSensitive electronics or data equipment are near the lossThenPrioritize humidity control and covering equipment, and bring in the equipment owner's specialists before cleaning near it.
- IfThe building is one of the older ones near I-225ThenAsk whether materials need asbestos testing before tear-out.
Common contacts to confirm
| Need | Typically | Check |

Questions to ask before cleanup begins
- How will you protect cold storage product or sensitive equipment during work?
- Do you have the equipment capacity for a building of this size on open ground?
- How will you coordinate with the facility's IT or refrigeration contractors?
- Who confirms the permit authority for any reconstruction?
